          "text": "1975年3月に住友不動産販売を設立し、仲介を別会社へ分けた。1976年には大阪ビジネスパークの開発から撤退している。森ビルと三菱地所を目標に据え、賃貸ビルこそ安定収入の柱だとして、建てたビルを投資家へ渡さず自社で保有し続ける持ち方を敷いた。1982年には売上高の8割を占めていた住宅分譲を縮小し、東京都心のビル賃貸へ経営資源を集中させた。"
